A hot spell is the worst time to find out your air conditioner has a dirty filter, blocked outdoor unit, or failing capacitor. This air conditioner maintenance checklist helps Vancouver Island homeowners catch the simple issues that reduce comfort, raise electricity bills, and put unnecessary strain on cooling equipment.

Some tasks are safe to handle at home. Others require a certified HVAC technician, especially when electrical components, refrigerant, or internal mechanical parts are involved. A little routine attention can help your system cool more consistently when summer temperatures climb.

Your Air Conditioner Maintenance Checklist

Start with the items you can see and safely access. These checks are practical for central air conditioners, ductless mini-splits, and heat pumps operating in cooling mode. The exact maintenance needs depend on the system, its age, how often it runs, and whether your property has pets, nearby trees, construction dust, or high pollen levels.

1. Check and replace the air filter

A clogged air filter is one of the most common causes of weak airflow and higher operating costs. When airflow is restricted, your system has to work harder to move cooled air through the home. Rooms may feel uneven, the equipment may run longer than usual, and dust can build up around supply vents.

Check disposable filters monthly during periods of regular use. Replace them when they look gray or dirty, or according to the manufacturer’s recommended schedule. Homes with pets, allergies, renovations, or several occupants may need more frequent changes.

If you use a washable filter, clean and dry it completely before reinstalling it. Installing a damp filter can encourage moisture problems and reduce airflow. Also make sure the replacement filter is the correct size and airflow rating for your equipment. A filter that is too restrictive is not automatically better.

2. Clear space around the outdoor unit

Your outdoor condenser or heat pump needs open space to release heat effectively. Leaves, grass clippings, branches, mulch, and stored items can block airflow through the coil. That restriction makes the compressor work harder and can reduce cooling performance.

Turn the system off before clearing debris from around the unit. Keep vegetation trimmed back and remove anything leaning against or sitting on the equipment. A clear area of roughly two feet around the unit is a good general target, although the manufacturer’s clearance requirements always take priority.

Do not cover the unit while it is operating. Avoid using a pressure washer on the outdoor coil as well. High-pressure water can bend delicate coil fins and create a larger service issue. If the coil is visibly dirty, a technician can clean it properly during a maintenance visit.

3. Inspect the thermostat settings

A thermostat problem can look a lot like an air conditioner problem. Confirm that it is set to cool, that the temperature setting is below the current indoor temperature, and that the fan is set to Auto rather than On for normal operation.

When the fan is left on continuously, it may circulate room-temperature air between cooling cycles. That can make the home feel less comfortable and lead homeowners to think the system is not cooling properly. For programmable or smart thermostats, review schedules after a power outage or seasonal change to make sure they still match your routine.

A reasonable summer setting depends on household preference, insulation, sun exposure, and the system itself. Setting the thermostat extremely low will not cool the home faster. It simply makes the equipment run longer, which can increase energy use and wear.

4. Check vents, returns, and indoor airflow

Walk through the home while the system is running. Supply vents should be open and free of furniture, rugs, curtains, or boxes. Return-air grilles also need clear space so the system can pull air back to the indoor unit.

Pay attention to rooms that are consistently warmer than the rest of the house. The cause may be a closed vent, a dirty filter, duct leakage, direct sun exposure, inadequate insulation, or an air conditioner that is not sized or distributed properly for the space. Closing multiple vents to force more air into other rooms is rarely a good fix. It can raise static pressure and create airflow problems.

For ductless systems, make sure the indoor head is not obstructed by tall furniture or drapes. Clean the accessible filters as directed by the manufacturer, particularly during heavy cooling use.

5. Look for drainage concerns

Air conditioning removes humidity from indoor air, creating condensation that must drain away safely. Check around the indoor air handler, furnace, or ductless head for signs of water, staining, or a musty smell. A blocked condensate drain can lead to leaks, property damage, and system shutdowns.

If you can safely see the drain line outlet outside, look for a steady drip while the system is actively cooling on a humid day. No visible drip does not always mean there is a problem, but water pooling indoors should be addressed promptly.

Avoid pouring unapproved chemicals into condensate lines. Drain systems vary, and the wrong product can damage components or create a blockage. A technician can clear and test the drain line as part of seasonal maintenance.

6. Listen for changes in operation

Your air conditioner should make a steady, familiar operating sound. New rattling, buzzing, grinding, screeching, or repeated clicking deserves attention. So does a system that starts and stops frequently, runs constantly without reaching the thermostat setting, or trips a breaker.

Do not keep resetting a tripped breaker or ignore unusual electrical smells. Turn the system off and arrange professional service. Continuing to operate equipment with an electrical fault can damage expensive components and create a safety concern.

7. Watch for reduced cooling and ice buildup

Weak cooling can have several causes, from a clogged filter to a refrigerant issue or failing blower motor. If air from the vents is not noticeably cooler, first confirm the filter, thermostat, and outdoor unit clearance are in good condition.

Ice on refrigerant lines, the outdoor unit, or the indoor coil area is not normal during air conditioning operation. Turn the cooling system off and set the fan to Auto. Do not chip ice away or attempt to add refrigerant yourself. Frozen equipment often points to restricted airflow, low refrigerant, or another issue that needs diagnosis by a qualified technician.

Homeowner checks are useful, but they do not replace a full service inspection. Air conditioning systems contain high-voltage connections, moving parts, and sealed refrigerant circuits. Proper maintenance protects both performance and warranty requirements.

They can also identify whether a small repair, such as a weak capacitor or worn contactor, should be addressed before it causes a midsummer breakdown.

For heat pumps, seasonal service is especially valuable because the same equipment may provide both heating and cooling. A system that worked through winter still needs to be checked before it takes on summer cooling demand.
